Static Caravans - Preparing to Sell - Hints and Tips

Once you have decided to sell your static caravan, the first thing you should do is contact the park to discuss any rules and regulations they have regarding selling. It is easy to think that as the owner of the caravan you have the right to sell to whom ever you like, and whilst this may well be the case, some parks require you to give them first refusal. If they are interested in buying your caravan and you are happy with their offer, then that is great. If however you are not satisfied with their offer, you can normally decline it and state that you intent to sell privately, normally you will be required to set the asking price above the price offered to you by the park. You may notice that I used the word "normally" quite a few times, this is because the rules regarding this can vary from park to park, therefore before proceeding any further you really need to find out the rules and regulations of the individual park. If they do allow you to sell privately this is when the below hints and tips may come in useful.

Contents: If you intend to buy another static caravan you may be planning on taking all or most of the contents with you, however for some people the fact that all or some of the contents are included in the sale will be a big plus point, as it not only saves them money, but it also means that if then plan on renting out they are almost good to go. It is therefore something well worth considering.

Photographs: Always take as many photographs as possible, ideally each room and outside from different angles (to show off the plot). This may seem a bit extreme, however potential buyers will more than likely want to see as many photographs as possible before they decide whether or not to travel (what might be quite a distance) to arrange a viewing.

The Plot: Check with the park to make sure that the caravan can remain on it's current plot after sale, normally this will be the case, however it is something you should always check, as this is obviously going to be a very important factor to potential buyers.

Sale Price: The asking price will obviously depend on the age and make/model of the caravan, if you are in any doubt about what to ask try to do some research, possibly look online to see if anyone has the same (or very similar) caravan listed for sale. If you do manage to find one, look to see if you can find when it was first listed, if it has been up for sale for a long period of time and still has not sold that may be an indication that people possibly think it is overpriced. Another important factor for most potential buyers is the site fees (unless they plan to remove it from the park), therefore when stating your price always be sure to clearly state next to it whether this price includes or excludes site fees. If your caravan is being sold on-site, most parks (as far as I am aware) charge a commission (sometimes called a transfer fee) on sale, you will need to check if this applies to the individual park and if so the exact details. Some owners will include this in the sale price whilst others may require the new owner to pay this, whatever you decide again be sure to state it clearly.

Questions From Potential Buyers: Try to think back to when you first purchased the caravan and make a note of any questions you had at the time, also try to anticipate what a potential buyer may want to know i.e. cost of site fees, gas and electric costs, rental potential, caravan maintenance etc It is well worth spending a bit of time making a list of questions and answers, this can come in really handy especially when someone telephones you, as it can be hard to try and remember everything off the top of your head.

Payment: Once you have a buyer, they may ask you to remove any caravan for sale notices immediately, whilst you may be eager to please you should ideally hold off from doing so until you have received payment (at the very least a deposit). You may have spent a lot of time and potentially money in listing your caravan for sale, and you obviously do not want to have to start from scratch, (and incur more cost) should the sale fall through.

Finally! Mortgages For Foreigners Buying Vacation Homes in the Dominican Republic

Technically mortgages have been available to foreigners buying property in the Dominican Republic since 2005. However, despite numerous attempts at obtaining mortgages for very qualified buyers, until this year I did not have one client who was granted a mortgage.

In 2005 many real estate brokers in the DR were approached by a mortgage broker, based in Florida but with a representative living in Santo Domingo, who claimed that they were able to provide mortgages to foreigners on Dominican Republic real estate. I worked with these brokers for three very qualified buyers two from Canada and one from the US. Two of these clients were declined, for no obvious reason that we could determine. With the third client, a very qualified Canadian business man, after months of completing realms of paperwork and providing an unbelievable amount of backup documentation, we finally had an approval! The day of closing the mortgage broker informed us that all of the mortgage documents had been forwarded to the lawyer and were waiting for signature. When we arrived at the lawyers there had been no documents delivered. The lawyer immediately contacted a VP at the (local) bank, who the mortgage broker had identified as the bank providing the mortgage, only to discover that the application had never been approved. Needless to say, we did not ever work with that broker again, although I did come across some information on them online recently and I believe they are still promoting themselves as mortgage brokers.

In 2007 a new mortgage broker set up a business locally. I met with them and they had definitely completed all of their due diligence before establishing their business. They were going to work with both international banks and local banks to provide applicants with several options of mortgages. They tried for a full year with many highly qualified clients and were not successful in obtaining mortgages for any of them, with the exception of one where they were able to negotiate a mortgage directly from the developer. It seemed that, although several banks were promoting mortgages for foreigners, none of them were actually approving applicants and providing mortgages.

In December of 2008, I was contacted by a developer who had worked with an international bank (international, but with many local branches throughout the Dominican Republic) to have his Cabarete, beachfront condominium development approved for mortgages. The individual buyers would still have to go through the regular application and approval process but the condominiums were appraised by the bank and the property was approved, which would make the process much quicker. I am very pleased to say that in early January one of our clients, a couple from Colorado, received a mortgage for their condominium through this bank!

The mortgage program is offered to residents of Canada, the US or the UK who are buying a vacation home in the Dominican Republic. The documentation requested is similar to that required from any mortgage provider and the process, once all paperwork is received by the bank, takes about a month. The mortgage is only on the property being purchased in the Dominican Republic and the buyer does not have to put up assets in their home country as collateral. The term is up to 25 years and the interest rate is 8%, which is higher than most foreigners are paying at home but substantially lower than the 16% plus being offered by local banks on peso mortgages. Also, we are dealing directly with the bank so there are no mortgage broker fees to worry about; these fees were running at the 3.5% range.

Every nesting season, the Loggerhead turtle make their annual journey to lay fragile eggs on the beaches. Birds of all descriptions also call this wonderful sanctuary home. You can look out over the soft white sands and watch as boaters and fisherman come through Big Carlos Pass on their sea vessels. At dusk, you can watch the sunset on the beach.

Fort Myers Beach is a wonderful vacation destination for everyone. Affordable accommodations are available.

Restaurants are everywhere. Don't forget to try to locally caught grouper. Crunchy grouper is a local specialty. You can watch the shrimp boats come in and unload their catch.
